DIFFERENCE IN CONDITIONS (DIC) COVERAGE
is written to broaden other property coverage already written and in place. It is intended to provide primary coverage against causes of loss excluded in standard property forms, such as flood, water damage and earthquake. It is also used to broaden named perils coverage to provide additional perils coverage comparable to risks of direct physical loss. The form does not include a coinsurance clause but does contain a coverage cap and normally utilizes high deductibles. There is no standard coverage form but coverage is offered by both inland marine and property insurance companies. The keys to comparison are the limits, deductibles, exclusions, territory and methods of capping coverage.
